The covering is only part of the roof system
A durable roof depends on structure, deck, waterproofing, ventilation, insulation, junctions and rainwater drainage. A high-quality visible covering cannot compensate for errors underneath that cause condensation, heat loss or leaks.
Before choosing a material, establish roof pitch, rafter capacity, plane geometry and the location of penetrations. Re-covering an older building often requires a structural check.
Metal roof coverings
Standing-seam and profiled metal are lightweight, quick to install and suitable for many pitches. Performance depends on coating, sheet thickness, fixings, ventilation and accurate junction detailing.
Correct insulation, a dense build-up and acoustic layers can reduce rain noise. On complex roofs, material wastage must also be included.
Clay and concrete tiles
Tiles are durable, repairable and create a heavier, quieter roof. Their weight means rafters and batten spacing must meet structural and manufacturer requirements.
Longevity depends on ventilation, ridge, eaves and junction details. Individual damaged tiles can usually be replaced without dismantling a large area.
Bituminous shingles and flat-roof membranes
Bituminous shingles adapt well to complex forms but need a sound continuous deck and underlay. Ventilation and installation temperature require particular attention.
Flat roofs use bituminous, PVC, TPO or EPDM systems. Falls, outlets, parapets, penetrations and welded seams are critical to performance.
Climate, snow and wind
The roof must withstand snow load, wind uplift, ice and rapid temperature changes. Snow retention is needed above entrances and pedestrian areas, while drainage should cope with intense rainfall.
- Confirm the covering’s minimum permitted pitch.
- Assess wind zone and fixing density.
- Maintain ventilation along the full roof plane.
- Include safety hooks, walkways and snow barriers.
Junction quality determines performance
Most leaks occur around chimneys, rooflights, valleys, parapets and service penetrations. These areas need detailed design, compatible materials and experienced installation.
